The golf course lots feature a building envelope at the front of the lot, where you can build your home and a rear portion which is under a koala covenant. This rear portion is essentially a huge backyard which is defined under a few simple rules. You can find these terms below under Koala Covenant.

The front of these golf course lots all face east, so you can sit on your back alfresco and finish your day watching a spectacular sunset across the endless greenery of the Rosewood Golf Course.

Koala Covenant

The Koala Covenant is a simple document and has the following terms:

1. PURPOSE OF THIS COVENANT
The purpose of this covenant is to preserve koalas and their habitat in accordance with the criteria prescribed in Table 6 of the repealed Nature Conservation (Koala) Conservation Plan 2006 and Management Program 2006 – 2016 and the Rosewood Green Estate development approval (reference number 1907-12107 SPD). This is to be achieved by the following conditions:
(a) All existing and revegetated native vegetation within the covenant area are to be retained.
(b) Any building envelope and necessary bushfire hazard setback, is to be placed outside of the covenant area.
(c) All buildings and infrastructure must be located outside of the covenant area.
(d) Koala friendly fencing is the only structure permitted within the covenant area.
(e) Any boundary fencing outside of the building envelope is to be koala friendly to allow for koala movement across the rear of the property to adjacent lots.
(f) Domestic dogs are to be kept secured outside of the covenant area.
(g) The covenantor shall ensure that all employees, contractors, subcontractors, agents or any other person engaged or employed to carry out the clearing of vegetation under the Rosewood Green Estate development approval (reference number 1907-12107 SPD) comply at all times with the requirements of the development approval and do not clear any vegetation that is not approved to be cleared under the development approval or in a manner that is inconsistent with it.
(h) During construction activities adjacent to the covenant area, building and associated clearing must be limited to the hours between 6.00am and 6.00pm.
(i) During construction activities adjacent to the covenant area, vegetation within the covenant area that is to be retained must be clearly identified.
(j) During construction activities adjacent to the covenant area, the driving and parking of vehicles, as well as stockpiling of soil and other materials, must be carried out away from the root zone of vegetation within the covenant area.
(k) During construction activities adjacent to the covenant area, dogs are prohibited from the covenant area and employees, contractors, subcontractors, agents or any other person engaged or employed on the site will be made aware of this requirement.

2. DEFINITIONS
(a) “Covenant area” means the areas shown as “Koala Conservation Buffer” on Lots on the Lot Calculations Plan, prepared by Baird & Hayes.
(b) “Koala friendly fencing” is defined as a fence that:

(i) Allow koalas to easily climb through or over the fence by choosing materials such as post and rail and leaving at least a 30 centimetre gap between ground level and the first rail or strand; or
(ii) Provides a means for koalas to get over a fence that cannot be easily climbed by:

(A) installing a timber post leaning against the fence at a 45 degree angle on either side;
(B) planting vegetation within close proximity on either side of the fence to provide a natural ladder;
(C) installing planks or panels horizontally along the top of the fence to provide a walkway; and
(D) building the fence around existing trees and vegetation.

(c) “Koala habitat trees” are defined in the Nature Conservation (Koala) Conservation Plan 2017. They include tree species of the Angophora, Corymbia, Eucalyptus, Lophostemon and Melaleuca genera.
